Is Your Parking Area Compliant Right Now?

Winter Leaves a Mark

After a winter like the one we’ve had, parking lots across the region are showing visible signs of wear.

Striping has faded. Curb paint has chipped. Stall markings, especially for accessible parking, are often less defined than they should be. In many cases, these changes happen gradually and can be easy to miss day to day.

What Tends to Wear First

Certain areas typically show deterioration sooner than others:

  • Accessible (ADA) parking spaces and symbols

  • Fire lanes and no-parking zones

  • Directional arrows and traffic flow markings

  • Curb paint (yellow, red, and safety markings)

  • High-traffic stalls near entrances and exits

Snow removal, salt application, and freeze/thaw cycles all contribute to the breakdown of painted surfaces.

Why It Matters

Faded or unclear markings are often seen as a cosmetic issue, but they also affect how a parking area functions.

  • Clarity and flow

Drivers rely on visible striping and arrows to navigate safely and efficiently.

  • Accessibility

Accessible parking spaces must remain clearly marked to meet requirements and serve users effectively.

  • Safety

Fire lanes, pedestrian crossings, and loading zones depend on clear visual cues.

  • Perception of the property

Parking areas are often the first point of interaction with a site.

A Simple Check to Consider

Walking a property with a fresh perspective can help identify areas that may need attention.

Consider:

  • Are accessible spaces clearly defined and visible from a distance?

  • Are fire lanes and curbs easy to distinguish?

  • Do directional arrows and stall lines guide traffic clearly?

  • Are there inconsistencies between different areas of the lot?

If markings require effort to interpret, they may no longer be effective.

Parking lot striping and markings are exposed to constant wear, and over time, even well-maintained areas lose clarity. What may appear to be minor fading can affect usability, safety, and, in some cases, compliance.

Accessible parking, fire lanes, and other regulated markings are subject to local and federal requirements. When these are no longer clearly visible, properties may be at risk for citations or fines, in addition to creating confusion for users.

Revisiting these elements after winter helps ensure parking areas remain clearly marked, functional, and aligned with current standards.
