How Weeks of Heat and Humidity Can Damage Parking Garages

Parking garages take a beating during the summer.


Weeks of high temperatures, humidity, heavy rain, and UV exposure can accelerate concrete deterioration, steel corrosion, coating failure, and pavement damage in parking structures. For property managers, facility managers, building engineers, and owners, some of the most important signs of damage aren't always the most obvious.


Unlike enclosed buildings, parking garages and parking decks are constantly exposed to changing temperatures, moisture, rainfall, vehicle traffic, and sunlight. Over time, these conditions place stress on concrete, reinforcing steel, structural steel, traffic coatings, painted surfaces, and pavement.


The damage doesn't happen overnight. But prolonged heat and humidity can accelerate existing deterioration and turn relatively small parking garage maintenance issues into much larger repairs.


How Do Heat and Humidity Affect a Parking Garage?


Heat causes building materials to expand, while cooling causes them to contract. At the same time, high humidity and summer storms introduce moisture into porous concrete and existing cracks.


Repeated cycles of heating, cooling, wetting, and drying can contribute to concrete cracking, corrosion, coating failure, and other forms of parking structure deterioration.

Here are some of the most common problems to watch for.


Moisture Finds Its Way Into Concrete


Concrete is durable, but it isn't waterproof. It contains microscopic pores that allow moisture to enter from humidity, rainfall, and standing water.


During extended periods of humid weather, moisture can remain in the concrete longer. As temperatures rise and fall each day, the concrete continually expands and contracts.

Existing cracks, failed joints, and deteriorated surfaces can make it even easier for water to penetrate the parking deck.


For parking garage maintenance, cracks and areas of water intrusion are important early warning signs because moisture can eventually reach the reinforcing steel beneath the surface.


Humidity Can Lead to Reinforcing Steel Corrosion


Parking structures rely heavily on steel reinforcement embedded within concrete.


When moisture and contaminants reach reinforcing steel through cracks or porous concrete, corrosion can develop. As steel corrodes, the resulting rust occupies more volume than the original steel, creating pressure against the surrounding concrete.

Over time, this can contribute to cracking, delamination, spalling, and concrete deterioration.


What appears to be a small concrete crack or rust stain may therefore indicate a larger moisture or corrosion problem developing beneath the surface.


Paint and Protective Coatings Can Fail


Paint, traffic coatings, waterproofing systems, and other protective coatings in parking garages provide an important barrier against moisture and environmental exposure.


Constant humidity, high temperatures, UV exposure, vehicle traffic, and standing water can contribute to coating deterioration.


Common warning signs include:

  • Peeling or flaking paint

  • Blistering or bubbling coatings

  • Loss of adhesion

  • Worn traffic coatings

  • Exposed concrete

  • Rust bleeding through painted steel

Once a protective coating begins to fail, the concrete or steel underneath becomes increasingly exposed to moisture and other elements.


Exposed Steel Begins to Show the Effects


Structural steel, pipes, handrails, bollards, doors, frames, and other metal components are particularly vulnerable to prolonged moisture exposure.

Humidity and water can encourage oxidation, leading to surface rust, corrosion, coating failure, and gradual deterioration of steel components.

Rust stains are often among the first visible signs that moisture is affecting a parking garage.

Addressing surface preparation, rust removal, and protective coatings early can help prevent relatively manageable maintenance issues from becoming more extensive repairs.


Summer Storms Compound the Problem


Summer heat and humidity often bring heavy thunderstorms.

Rain adds moisture to parking structures, especially around expansion joints, cracks, drains, ramps, walls, and parking deck surfaces.


Then the sun returns.


Hot concrete cools rapidly during storms, then heats up again afterward. This repeated cycle of heating, cooling, wetting, and drying adds stress to parking garage materials.

Drainage problems and standing water can make the situation worse by keeping concrete and coatings exposed to moisture longer.


The Damage Is Often Hidden


One of the biggest challenges with moisture-related parking garage deterioration is that much of it begins below the surface.


A small rust stain, patch of peeling paint, hairline crack, or isolated area of concrete damage may be the visible symptom of deterioration that has already started underneath.


Property managers and facility teams should watch for changes in concrete, coatings, structural steel, joints, drainage areas, pavement, and striping throughout the garage.

What Are the Signs a Parking Garage May Need Maintenance?


Some of the most common warning signs include concrete cracks, spalling or loose concrete, rust staining, corroded steel, peeling paint, failed coatings, worn traffic coatings, standing water, deteriorated joints, faded pavement markings, and damaged curbs or bollards.

Catching these conditions early can give building owners and property managers more options for planning repairs before deterioration becomes more extensive.


After Summer, Take a Walk Through the Garage


Late summer and early fall are good times for property managers, facility managers, and building engineers to evaluate how a parking structure handled months of heat, humidity, rainfall, and heavy use.


Look beyond the obvious.


Check the concrete. Look underneath ramps and decks. Examine steel components.

Watch for rust staining, peeling coatings, cracks, joints, drainage areas, curbs, and pavement markings.

A parking garage doesn't need to look like it's failing to tell you it needs attention.

Sometimes the first warning is just a crack, a rust stain, or a patch of peeling paint.

And those are much easier problems to address before they become bigger parking garage repairs.
