How Weeks of Heat and Humidity Can Damage Parking Garages

This summer has felt relentlessly hot and humid across much of the country. While most people notice the discomfort, parking garages experience something far more significant.
Unlike buildings protected from the elements, parking structures are exposed to constant changes in temperature, humidity, rain, and sunlight. Week after week, these conditions place stress on concrete, steel, coatings, and pavement. The damage doesn't happen overnight, but over time, prolonged heat and humidity can accelerate deterioration in ways that aren't always immediately visible.
Here are some of the ways summer weather affects parking garages.
Moisture Finds Its Way Into Concrete
Concrete isn't waterproof. It contains thousands of microscopic pores that absorb moisture from the air and from rainfall.
During long stretches of humid weather, that moisture remains trapped in the concrete longer. As temperatures rise and fall each day, the concrete continually expands and contracts, creating stress throughout the structure.

Humidity Can Lead to Corrosion
Parking garages rely on steel reinforcement hidden inside the concrete for their strength.
When moisture seeps through cracks or porous concrete, it can reach the reinforcing steel. Over time, corrosion develops. As steel rusts, it expands, placing tremendous pressure on the surrounding concrete. This can eventually lead to cracking, delamination, and concrete breaking away from the structure.
Paint and Protective Coatings Can Fail
Constant moisture, high temperatures, and UV exposure are tough on painted surfaces and protective coatings.
Humidity can contribute to blistering, peeling, bubbling, and loss of adhesion, particularly when coatings have already begun to age, or moisture becomes trapped beneath the surface. Once those protective barriers begin to fail, the underlying concrete or steel becomes more vulnerable to the elements.
Steel Begins to Show the Effects
Exposed steel beams, pipes, handrails, and other metal components are especially vulnerable during humid weather.
Moisture lingering on these surfaces encourages oxidation, leading to rust stains, corrosion, and gradual deterioration. Rust is often one of the first visible signs that moisture has been affecting a parking structure.
Summer Storms Compound the Problem
High humidity often comes with frequent afternoon thunderstorms.
Heavy rainfall introduces even more moisture into parking structures, while hot pavement and concrete quickly cool after storms pass. This constant cycle of heating, cooling, wetting, and drying accelerates wear on many building materials.
The Damage Is Often Hidden
One of the biggest challenges with humidity-related damage is that much of it develops beneath the surface.
A small rust stain, a patch of peeling paint, or a hairline crack may only represent what is visible. The underlying deterioration often begins long before obvious signs appear, which is why moisture-related issues can progress unnoticed for years.
